Case study: the old Adams Community Center
A vacant 1920 building at 20 East Street, Adams, taken to its frame and rebuilt as thirteen apartments — the whole job, in order.
The job
Scope of work
The building had stood vacant long enough to present as a teardown: failed clapboard, rotted trim, open window openings and a roof at the end of its service life. The structural frame beneath was sound, which is the condition that makes a renovation of this kind viable rather than demolition.
The building was stripped to sheathing; the roof structure and dormers were rebuilt; the interior was reframed to apartment layouts; the exterior was wrapped, re-sheathed and clad. New windows, mechanical systems, kitchens and bathrooms throughout. The program ran through a full Berkshire winter, which carries its own cost and sequencing implications.

Standing-seam metal over a board-and-batten outbuilding, with two shed dormers framed into the roof plane.
Metal is the right roof for a building like this one. The pitch sheds snow instead of holding it, there is no ceiling below to lose heat into, and the panel runs from ridge to eave without a seam across the water's path — which is where an asphalt roof on an outbuilding usually starts to go.
The dormers are the part that takes the time. Each one interrupts the roof plane, and every interruption is a place water is invited to stop. They are framed, flashed and tied back into the panel run before the siding goes anywhere near them.
