What you get
Standard of finish
Every unit we lease has undergone a full renovation carried out by our own construction company.
New kitchen, new bath, new flooring, new windows and new mechanical systems — not a coat of paint over the last tenant. Granite counters and full-size appliances are standard, not an upgrade.
New throughout
New kitchens and appliances, bathrooms, flooring and windows. Wiring, plumbing and heating are replaced during renovation rather than repaired.
Built for the winter
Insulated and air-sealed to today's code while the walls were open, which is the only time it can be done right. Heat is the bill people forget to compare when they look at rent.
Repairs by the people who built it
When something needs fixing, the crew that comes is the crew that built the building. They know what is behind the walls because they put it there.
Terms
What you pay when you sign
Massachusetts limits what a landlord can collect up front, and we stick to those limits exactly. At signing, this is all of it:
- First month’s rent
- Last month’s rent, if we ask for it
- A security deposit, no more than one month’s rent, held in a separate interest-bearing Massachusetts account with a written receipt as the law requires
- The actual cost of a new lock and key, if the lock is changed for you
Nothing else, from anyone
No application fee, no holding deposit, no move-in fee, no broker fee. Massachusetts law does not allow them, and anyone asking for one is out of line. Get a signed receipt for any money you hand over — to us or to any landlord.
How we choose
Whether the rent fits your income, how past landlords found you, and a conversation. We follow Massachusetts fair housing law, MGL c.151B, and do not discriminate on anything it protects.
